The Circumstances
We purchased this home through a real estate agent from another house flipper. They initially purchased the house for a ridiculously low price. The previous owners, moving out of town, needed to sell quickly.
It’s unfortunate they didn’t know about us before selling to the other investor because we pride ourselves on offering fair market value for homes in their current condition.
The previous owners of this single-family home lost out on the amount earned by the other real estate investor. They could have kept that extra profit from themselves. Even with the higher purchase price and our extensive construction costs, we saw great potential for this neglected home.
The Plan
We made a long list of cleaning and repairs required to transform this home into an affordable starter home someone could love. Our goals for this facelift included:
- Improved functionality
- Minor structural changes
- Modernized finished
The living room floor dipped 3 1/2″ so we levelled it off properly and installed new flooring. There was no insulation in many of the walls so we topped that up to improve energy efficiency and comfort. Half of the house needed new wiring as well as new plumbing too including a completely remodelled bathroom.
We opened up the kitchen wall in this smaller home creating a more open concept framed by a new gorgeous kitchen. And we removed a weird set of stairs to a mysterious landing. In its place, we opened the area for more functionality creating a handy place for shoes. Fresh paint in neutral colours completed the modern makeover.
Outside, we cleared, releveled, and resodded the yard originally full of junk. We gutted the front porch and installed a new garage door. In addition to rebuilding the entire fence, we tore off the old deck to find an air conditioning unit hiding underneath. You never know what strange things you might discover.
This entry-level home looked like a brand new show home, barely recognizable from the property we initially purchased. It was a beautiful living space ready for someone to love.
The Results
MJS Properties achieved its goal of creating an affordable starter home. It was purchased by a young couple who had been looking for quite a while. Frustrated, everything they saw was either out of their price range or, very outdated or in bad shape.
After much disappointment shopping for their first affordable home in expensive housing markets, the couple and their family were ecstatic to find this opportunity. A fully renovated, energy-efficient home with a double-car garage was never imagined and they loved the location too.
The new homeowner’s father repeatedly commented on how impressed he was with all the details and extra care taken to finish the home properly. The kids could buy a home and have nothing to worry about so he had peace of mind.
