The Circumstances

The homeowner was tired of being a landlord. Like many frustrated real estate investors, he no longer wanted to spend money continually fixing damages caused by tenants. The rental income wasn’t worth the effort it required. It was time to sell, but he needed help selling an investment property.

Property managers and real estate investors must follow the Landlord-Tenant Act to protect tenant rights.

  • When does the lease expire?
  • Is it a fixed-term lease?
  • What happens if the tenants rent month to month?
  • Are 30 days’ written notice required?
  • Can potential buyers view the house with tenants living there?
  • What happens to the tenants when the property sells?

It can be more difficult selling a rental property if the home has tenants. This can take time and add confusion. The owner wanted to sell the property, get the money out of his investment, and move on quickly with no more hassle. He also wanted his privacy.

Structurally the home was sound, but it needed some TLC.

The landlord renovated the home only a few years prior, but it needed some work before they could sell it. Doors were falling off. There were holes in the walls. The landscaping was overgrown.

He didn’t want all the headaches so called MJS Properties to the rescue.

The Plan

MJS Properties viewed the home with very little intrusion to those who lived in the property. We made an acceptable offer and provided a lifeline to the homeowner. First, we notified the tenants. We helped move them to their new home with satisfaction.

The rest was simple. We completed minor repairs and deep cleaning to freshen up the property and remove odours. Then we added a coat of fresh paint and tidied up the exterior of the home. After a quick turnaround, we resold the home.

When you need money fast and want to sell privately, a cash home buyer is a great alternative. Choosing one that is knowledgeable about and respectful of tenant rights allows everyone to win.

The Results

This success story ended with happy tenants, a happy seller, and a happy new homebuyer.

We ensured the tenants found new accommodations without inconvenience. They could just take their belongings and go without having to return the property to its pre-lease condition. By not using a real estate agent, the original homeowner maintained his privacy. No for sale signs or multiple showings to inconvenience the tenants.

He no longer had to worry about unwanted responsibilities, such as cleaning and repairs or landlord-tenant rules. MJS Properties provided the quick and easy solution the homeowner needed.  They gave the house the TLC it needed,  and the new homeowner loved their new home.

Even when there’s not much to do, sometimes you don’t have the time or desire to do it. Pass the baton to MJS and keep things quick and easy.
