To make your home attractive to potential buyers when listing your home on the housing market, you need to invest some money in hopes of getting a good sale price. You need to clean it and dispose of unwanted items. Maybe you need to patch and paint, replace carpet, and make other repairs and upgrades. What about landscaping?
In addition to the money you spend to make it look great, selling a home with a real estate agent or listing service is more money out of your pocket. And then there’s the cost of owning two homes while you wait for the closing date. So add commission, closing costs, bridge financing, maintenance, taxes, insurance, utilities, and double mortgage payments.
Once you get an offer, you must wait for the buyer’s financing to be secured and hope you can agree on a closing date.
